Selecting your Builder is one of the most important decisions you will make when building a new construction or renovating a home.
Hiring a great team from the onset is vital to ensure success for your project. Building your team means first carefully researching and selecting all team members including the Builder, Architect, and Designers (Interior and Landscape).
As you are putting together your team, it's important to do your homework and ask many questions.
Below are some examples of key questions to ask potential Builders:
How many years have you been in business?
Do you have a list of references that I can contact?
Do you have a proven track record?
How many homes have you built? Renovated?
What is your communication style (frequency, response time)?
Who will manage the project and what is the process?
Do you utilize available software to track your project schedule, budget, documents, and communication?
What controls do you have in place to keep projects on time and on budget?
What are the types of contracts offered and terms?
Will the Builder file all permits, be responsible for inspections, and all subcontractors and material suppliers?
What licenses and insurance do you have and what is the insurance verification process for subcontractors?
Tip: It can also be helpful to consult family and friends who have been through the process and even schedule to visit a project or two with the Builder in order to see a project in action.
